Jacksonville
Jacksonville is the largest city by land area in the continental United States, spanning the St. Johns River and stretching from urban Downtown and historic Riverside to the master-planned neighborhoods of the Southside. That size is exactly why local guidance matters – the right neighborhood for a first-time buyer, a relocating family, and an investor are rarely the same place. Lily works across the full city and helps buyers narrow a very large map down to the handful of areas that actually fit.
Nocatee
Nocatee is one of the top-selling master-planned communities in the country, straddling St. Johns and Duval counties just inland from Ponte Vedra. It is built around amenity living – the Splash and Spray water parks, greenway trails, and a steady pipeline of new construction from multiple builders. Because so much of Nocatee is new build, buyers benefit from having their own representation rather than relying on the builder's sales office.
Ponte Vedra
Ponte Vedra and Ponte Vedra Beach sit along the Atlantic in northern St. Johns County, known for golf, the TPC Sawgrass Stadium Course, and established coastal neighborhoods. It draws move-up buyers, second-home buyers, and executives relocating into Northeast Florida. Inventory turns differently here than in the inland master-planned communities, which makes pricing strategy and timing especially important.
St. Johns
St. Johns County, and the St. Johns and Fruit Cove areas in particular, has been one of the fastest-growing parts of Northeast Florida for well over a decade, driven largely by families moving for the school district. It offers a mix of established neighborhoods and newer subdivisions with quick access to both Jacksonville's Southside employment centers and I-95. For relocating families, this is often the first area Lily is asked about.
Jacksonville Beach
Jacksonville Beach is the most walkable of the Duval County beach towns, with a compact downtown, a fishing pier, and a year-round events calendar. Housing ranges from older beach cottages and condos to substantial rebuilds on the same lots. Proximity to the ocean, flood zone, and lot orientation all move value here in ways they simply do not a few miles inland.
St. Augustine
St. Augustine is the oldest continuously occupied European-established settlement in the United States, and the market reflects that history – a historic downtown core, beachside neighborhoods on Anastasia Island, and newer growth spreading west and south. It attracts retirees, second-home buyers, and remote workers alongside local families. Older housing stock means inspection and insurance considerations deserve real attention.
Fernandina Beach
Fernandina Beach anchors Amelia Island in Nassau County, about 30 miles northeast of Jacksonville, with a preserved Victorian-era downtown and a strong tourism and second-home component. Buyers here are often trading a shorter commute for a slower pace and beach access. Short-term rental rules vary by zoning, so investors need to confirm what a specific property actually permits.
Orange Park
Orange Park sits in Clay County just south of Jacksonville along the west bank of the St. Johns River, and remains one of the more attainable entry points into the metro. It has long been popular with military families given its access to NAS Jacksonville. Established neighborhoods, mature trees, and a shorter commute than many buyers expect make it a frequent surprise for relocating clients.
Middleburg
Middleburg is a semi-rural Clay County community west of Orange Park, where buyers often trade commute time for larger lots and more square footage per dollar. It appeals to buyers who want acreage, room for equipment or animals, or simply more separation from neighbors. Well and septic systems are common, which changes both the inspection process and the financing conversation.
Yulee
Yulee is the mainland Nassau County community just west of Amelia Island, and it has absorbed much of the county's recent growth in new construction. It offers beach access within a short drive at a meaningfully lower price point than the island itself. Buyers weighing Fernandina Beach against a larger or newer home frequently end up comparing the two directly.
Callahan
Callahan is a small town in western Nassau County with a genuinely rural character, larger parcels, and a straightforward commute down US-1 or I-95 toward Jacksonville's Northside. It suits buyers looking for land, privacy, or a homestead-style property without leaving the metro entirely. Inventory is thin by design, so knowing when something comes available matters more here than almost anywhere else Lily serves.
